A closed bay with a forest behind it

Marmaris sits on a narrow shelf: a deep, almost enclosed bay on one side and steep pine-covered hills on the other. The forest is protected, which is why the hills above the town are still green and why Marmaris kept its scale while flatter coasts spread for kilometres. That single fact shapes real estate in Marmaris in a pleasant way: everything is close, the difference between two addresses is measured in minutes from the marina rather than in district names, and the view from the water has not changed much in thirty years.

Where residents live, and where visitors do

The seafront and the Siteler strip belong to the season. Armutalan, immediately inland, is where the town actually lives: schools, ordinary shops, streets that are busy on a Tuesday in February. Icmeler, around the bay to the west, is smaller and more contained, pleasant and much quieter out of season. Turunc, over the hill on its own small bay, is beautiful and genuinely remote once the road empties. Family apartments in Marmaris almost always mean Armutalan or the streets just behind the centre.

What owning here costs through the year

The recurring lines are the same as anywhere in Turkey and the amounts are not. Aidat, the monthly maintenance fee, depends entirely on what the building carries: a pool, a lift, a generator, gardens and a caretaker all show up in it, and it is charged in your absence. Utilities move with a humid summer. Emlak vergisi, the annual municipal property tax, completes the picture. Older central stock often has a low fee and higher repair exposure, which is a trade rather than a saving.

Rules that apply to a foreign owner

Foreign nationals may own residential property in Turkey, with restrictions inside designated military and security zones. Ownership is evidenced by the tapu, the title deed registered at the Land Registry in the owner's name. The iskan, or habitation permit, confirms that a completed building may lawfully be occupied. DASK, the compulsory earthquake insurance, is required for residential property. A residence permit is a separate matter from ownership and follows its own rules.
