Kusadasi housing: what to understand before you compare anything

A town with a centre, unlike much of this coast

A lot of the Aegean coast is a chain of resort strips. Kusadasi is not: there is an actual town around the harbour, with a market, a bus station, schools and people who are there in February. That matters when reading real estate in Kusadasi, because it means the centre and Ladies Beach behave like urban districts, while the coast road heading south behaves like a resort. The two follow different rhythms and attract different owners.

Everything is measured from the harbour

Ladies Beach, immediately south of the centre, is the dense residential choice: apartments, a beach at the bottom of the slope, and everything reachable on foot. Long Beach and Davutlar, further along, trade that walkability for space and newer complexes. Guzelcamli, at the far end beside the Dilek Peninsula national park, is green and quiet and needs a car for anything at all. The distance from the harbour is a better predictor of daily life here than any district name.

What a year of ownership costs

Aidat, the monthly building maintenance fee, is the line that varies most, and it is worth reading as a menu rather than a cost: a newer site south of the town buys you pools, gardens and a guard, and charges accordingly whether or not you are there. Older stock near the centre keeps the fee low and leaves more of the upkeep to you, which suits owners who want the walkable position and are happy to look after their own place. Utilities and emlak vergisi, the annual municipal property tax, sit on top of either.

Rules that apply to a foreign owner

Foreign nationals may own residential property in Turkey, with restrictions inside designated military and security zones. Ownership is evidenced by the tapu, the title deed registered at the Land Registry in the owner's name. The iskan, or habitation permit, confirms that a completed building may lawfully be occupied. DASK, the compulsory earthquake insurance, is required for residential property. A residence permit is separate from ownership and follows its own rules.

Villas in Kusadasi and apartments in Kusadasi are often quoted as one market, but the town is really a centre with a long southern tail.
