A working town that happens to sit on a resort coast

Fethiye is unusual on this stretch of coastline because it was a town before it was a destination. There is a harbour that works, a market that serves residents rather than visitors, schools, hospitals and a population that stays through the winter. That is the backdrop against which real estate in Fethiye should be read: the town side behaves like somewhere people live, and the hillside towards Oludeniz behaves like somewhere people visit.

Flat, sloped or inland: three different daily lives

Calis is the flat option, a long level strip of apartments with the beach at the end of the street and a community that stays put out of season. The centre and Karagozler climb, which buys a view across the bay at the cost of a walk home. Ovacik and Hisaronu sit higher again, cooler in August and almost silent in January. Behind all of it, villages like Uzumlu offer detached houses on land, green and several degrees cooler, at the price of needing a car for everything.

What a year of ownership costs

An apartment in Fethiye carries aidat, the monthly building maintenance fee, together with utilities and emlak vergisi, the annual municipal property tax. A detached house inland removes the aidat and replaces it with your own upkeep: irrigation through a long dry summer, a pool if there is one, and a building that ages faster in salt air near the coast than it does in the hills. The two models produce different annual figures, and the difference is large enough to decide between them.

Rules that apply to a foreign owner

Foreign nationals may own residential property in Turkey, with restrictions inside designated military and security zones. Ownership is evidenced by the tapu, the title deed registered at the Land Registry in the owner's name. The iskan, or habitation permit, confirms that a completed building may lawfully be occupied. DASK, the compulsory earthquake insurance, is required for residential property and is normally needed to connect utilities. A residence permit is separate from ownership and follows its own rules.
