That single fact is the strongest thing going for it, and it is why real estate in Antalya behaves the way it does. Schools run a full year, clinics are open in February, the sea front is used in every month, and the shops on your street serve neighbours rather than a season. Everything else about the city is easier to judge once that is clear.
Apartments in Antalya are compared by their relationship to the water. Konyaalti gives you a long pebble beach with the Taurus range standing behind it and a promenade used in every month of the year. Lara gives you sand and the newer resort belt, along with a shorter run to the airport. Between them sits Muratpasa, the old centre, where Kaleici's walled streets meet ordinary city blocks. Inland, Kepez and Dosemealti trade the walk to the sea for space, quiet and a lower figure per square metre.
Living in Antalya is usually discussed as groceries and transport, but an owner meets three recurring lines. Aidat is the monthly maintenance fee charged by the building or complex, and in a site with a pool, a gym and security staff it dwarfs what a plain older block collects. Utilities swing hard between a mild winter and a hot summer. Emlak vergisi, the annual municipal property tax, is charged at metropolitan rates here rather than small-town rates. All three are worth seeing in writing before anything else.
Foreign nationals may own residential property in Turkey, with restrictions inside designated military and security zones, which is a real constraint in parts of the province. Ownership is evidenced by the tapu, the title deed registered at the Land Registry in the owner's name. The iskan, or habitation permit, confirms a completed building may lawfully be occupied. DASK, the compulsory earthquake insurance, is required for residential property and is normally needed to connect utilities. A residence permit is a separate matter from ownership and follows its own rules.

East of the centre, sandy beach and the resort belt. Newer complexes with pools and closed grounds, further from the old town, closer to the airport.
The centre and the walled old town. Older stock, narrow streets, everything within walking distance. The most urban option and the least predictable in building condition.
Inland and uphill, away from the sea. Quieter, more residential, better value per square metre, and dependent on a car or the tram line.
