Alanya runs as a line along the coast

Alanya grew the way its geography invited it to. The Taurus mountains come down close to the water, so the town runs as a long strip along one coast road with the castle peninsula in the middle, and almost every address has both the sea and the mountains in view. Everything you read about property in Alanya is really a statement about a position on that line. West towards Avsallar it becomes green and villagey; east through Tosmur and Kestel it thickens; by Mahmutlar it is a dense wall of tall complexes.

Districts that run all year, and districts that fill up in season

The useful question is what rhythm you want your year to have. The centre and Oba carry schools, clinics and shops that run regardless of the season, which suits anyone planning to live here full time. The eastern belt and the western villages are calmer places built around the warm months, and they suit a second home or a seasonal routine very well. Both are good answers; they are just answers to different questions. The way to tell them apart from a distance is to ask about winter occupancy in the specific building.

What a large complex actually charges

Alanya sells the managed site: pools, a gym, a sauna, a generator, gardens and a guard at the gate. All of it is paid for through aidat, the monthly maintenance fee, and it does not pause while you are abroad. A modest block charges a fraction of what a full-service complex does, and neither figure is visible in a listing photograph. Utilities and the annual municipal property tax sit on top, and the total is worth writing down before comparing anything else.

Rules that apply to a foreign owner

Foreign nationals may own residential property in Turkey, with restrictions inside designated military and security zones. Ownership is evidenced by the tapu, the title deed registered at the Land Registry in the owner's name; the iskan, or habitation permit, confirms that a completed building may lawfully be occupied, and its absence in a finished complex is a question rather than a detail. DASK, the compulsory earthquake insurance, is required for residential property. A residence permit is separate from ownership and follows its own rules.

East of the centre, a dense belt of tall complexes with pools and a large international community. Furthest from the old town, closest to a self-contained routine.

Between the centre and Mahmutlar. Quieter, low-rise, mountains close behind, and short enough to town to be practical without a car every day.
